CDD Fees: St. Johns' Hidden Line Item
- Nocatee, SilverLeaf, and Shearwater all carry Community Development District (CDD) fees on top of HOA dues
- Typically adds $1,000–$3,500+ per year to fund roads, pools, and amenities
- Duval has a few CDD pockets (like eTown), but most established neighborhoods run standard, lower-cost HOAs only
Insurance: Age of Housing Stock Matters
- Duval: older stock in established areas like Riverside and San Marco can mean flood-zone reviews and roof-age requirements
